Naturally, you’ll need to make sure your home is staged properly the day it hits the market. You’ll need to make all necessary home repairs, as well. That way, you’ll leave potential buyers with the right impression.

Your Realtor will research the market to identify the right potential buyers for your home. She’ll talk to other agents and brokers who might have the perfect candidates in mind, and she’ll make sure your home is represented appropriately by taking crisp, professional photos.

She’ll also list your home on the Multiple Listing Service (there will be a note about this in your Seller Listing Agreement) and advertise it on several websites for maximum exposure.

You have other responsibilities, as well:

  • Keep your home as clean as possible.
  • Let buyers view your home when it’s convenient for them, not when it’s convenient for you (your Realtor will talk to you about installing a temporary lockbox).
  • Take your pets to a neighbor’s house during showings.
  • Hit the road when potential buyers are stopping in; they’ll be able to devote their attention to your home, which makes them more likely to stick around and gives them more time to consider buying.
