Russian River Real Estate

The lower Russian River area includes Rio Nido, Guerneville, and Monte Rio as the core cluster of towns, but even these small towns have their own neighborhoods. Guerneville easily divides up into the Armstrong Valley, Drake Road, Vacation Beach, downtown area, and the Morningside neighborhood. But we’re not done yet. Within Armstrong Valley you have the Watson Road area, Cutten, and the area around the school.
Making the neighborhood issue issue even more dense, the area between Guerneville and Monte Rio contains both Guernewood Park and Northwood, two clusters of homes that are distinct in history and housing type. Still, the differences between all these areas vanish into thin air when you want to compare this region to Petaluma or Sonoma, for instance.

The Russian River area is home to the most eclectic mix of people in Sonoma County. Guerneville denizens include everything from artists and authors to Vibraphone players and xenophobes, from hicks to hippies and the proudly bingo-calling Sisters of Perpetual Indulgence. The river isn’t for everyone, but if you’ve ever howled at the moon or mooned a crowd, it might be a good fit for you.

Anchored by Safeway, the town of Guerneville itself runs along the Russian River from Rio Nido to Guernewood Park on the north and from the end of Drake Road to the end of Vacation Beach on the south side of the river. People get here via River Road for the most part, an off ramp just north of Santa Rosa on Highway 101. Highway 116 from Cotati through Sebastopol and Forestville is the other direct route, but locals bypass Pocket Canyon between Forestville and Guerneville, for the faster (well, less curvy) route of Mirabel Road to River Road. Whatever route you take, once you hit Forestville, you’re in the redwoods. You can smell, feel, taste the difference in the air. It’s cooler, damper, more woodsy.
