Cotati Real Estate

Cotati real estate demand benefits from the presence of Sonoma State University. Student pressure for housing along with the faculty and their families provides a continual stream of new residents in town. Condos are more prevalent here and in Rohnert Park than in towns like Windsor without big student populations. The demand for many bedrooms for shared housing has also propped up the 4 and 5 bedroom home portfolio in town.
REO listings have been a big part of the market in the last few years, but inventories of Rohnert Park and Cotati REO residences have declined relative to their overall share of the market. As of the end of April, 2010 there were only 11 active REO listings out of 55 total single family residences (both condos and houses are included in that count) that were active and available in the area.

Coastal Sonoma Real Estate

Coastal Sonoma County is a spectacular, rugged, and remote place to live. The main town is Bodega Bay with a great harbor for commercial and sport fishing and Doran Beach, the best beach along the whole coast for recreation. Heading north on Highway One, there are many state parks along the coast including Salmon Creek and Goat Rock, both south of Jenner, a smaller coastal town. Farther north are the parks of Fort Ross and Salt Point and the towns of Timber Cove, Sea Ranch, and on up into Mendocino County.
I mentioned remote, and that’s a serious issue for residents here. The local shopping is severely limited. If you want to live here, you have to be smart about shopping and planning your trips into town to get maximum value for your travel. In exchange, you have blustery weather, frequent fog, and the intense energy of living where air, water, and land come together.
The Sea Ranch Association is the largest community along the coast with a span of almost ten miles along the coast. There’s a fascinating history of the area at that link and I recommend that you read it if you are interested in Sea Ranch property.
Recent developments along the coast include significant acquisitions by the state including the Jenner headlands, many thousands of acres north of the Russian River that will not be in state parklands forever. There is definitely a finite quality to coastal real estate. Between the state’s desire for conservation and major property holdings for logging in private timberlands, there aren’t a lot of options to acquire either lots or homes along the Sonoma Coast.

Cloverdale Real Estate

Cloverdale is at the north end of Sonoma County’s 101 corridor. It’s about forty minutes north of Santa Rosa and is home to many commuters who prefer the slighly lower housing prices and more rural feel available in Cloverdale. The biggest annual event in town is the Citrus Fair, one of the earliest celebrations of agriculture in California

A flood of investors in the bubble years drove residential prices higher than local wages would suggest, and the market has been adjusting to sluggish demand for several years. The town itself is now bypassed by Highway 101 and the same transition forces that helped Healdsburg regain a sense of community after the highway left town 40 years ago are at work in Cloverdale.
In addition to the compact core of the town, there are numerous high end homes dotting the hillsides outside of town, particularly along the eastern side of the Russian River.

Windsor Real Estate

Windsor has been one of the fastest growing communities in Sonoma County. Historically this has been an agricultural center between Healdsburg and Santa Rosa, but a strong demand for housing created thousands of new homes over the last twenty years. These homes are on both sides of highway 101 and reflect the modern American demand for suburban living. Modest sized lots and well planned street layouts host subdivisions from modest to grand. The new construction boom generated a bounty of homes that were sold into the real estate bubble. Subsequently, prices have fallen dramatically and Windsor is just now recovering its real estate equilibrium.
The most architecturally and socially interesting development in Windsor has been the construction of the Windsor Town Green. It’s an ambitious effort to create a vibrant downtown.
