Sonoma County Home Sales Prices 2000-2022

Rising home prices are a popular topic for homeowners. Not so much for renters and others trying to buy property in a challenging market. This century witnessed prices plummet in 2008 after the financial crisis. Since the market bottom in 2011 prices have shown a steady rise year over year. Covid helped shape a new market. Working from home ballooned into the primary way office workers did their jobs. Attractive locations with low home prices relative to San Francisco and the Peninsula took off in value. Last year saw record increases in prices.

Rising interest rates make the recent price increases challenge the real estate market. A useful tool from the California Association of Realtors called the affordability index shows that only 18% of California households could afford to buy the median priced home in the 3rd quarter of 2022. It hasn’t gotten better.

Prices and interest rates are going to be the story of real estate for the foreseeable future. The steady increase of home prices over the last decade is over for now. Sellers are going to have to accept that they will not get the record breaking prices their neighbors may have gotten in 2022. Until interest rates stabilize at more affordable levels, buyers will have to accept that their choice of homes will have a lower price ceiling.

Alexander Valley Real Estate

Alexander Valley runs from the border with Mendocino County in the north to the south east side of Healdsburg. It contains over 40 wineries and several hundred vineyards with nearly 12,500 acres planted.  The vineyards are planted on both sides of the Russian River and extend into the hills on the east side of the valley.  Primary varietals are Cabernet Sauvignon, Zinfandel and Chardonnay.

Real estate in the Cloverdale and Geyserville area is often a relative bargain compared to equivalent property immediately around Healdsburg. Smart buyers can save significant amounts on their purchase if they don’t mind a slightly longer commute and slightly warmer weather.  Cloverdale, at the northern end of Sonoma County, does enjoy less fog and more summer heat than Healdsburg and other areas closer to the Russian River valley.

The geography of the Alexander Valley and the layout of the roads explains some of the real estate pricing variability. There is a summer crossing of the Russian River that is highly convenient in the summer for quick access to Highway 101 and Healdsburg. On the other hand, in that area during most of the year you have to drive north on River Road and then south on Highway 101. This adds at least fifteen minutes for trips south in the winter for people living near the southern end of Cloverdale’s River Road.

In Geyserville, the north bound River Road ends at the Vineyards, a lovely development with a lake and miles of riding and hiking trails.  There is no need to “detour” to get to Healdsburg, so the end of River Road doesn’t have a major impact on travel time.  The dead end also reduces traffic impact on all the property in the area. The vineyards and homes along River Road here are closer to Healdsburg pricing due to the ease of access to Healdsburg.

The section of Alexander Valley along Highway 128 from Geyserville to the beginning of the Knight’s Valley appellation is dense with vineyards and wineries.  Home values are higher here due to proximity to Healdsburg. Many of the wineries in this section of the Alexander Valley produce superb, award-winning wines, so the vineyard values reflect the underlying quality of the wines that can be produced. There are quite a few lovely back roads in this area.

Felta and Felta Ridge Rd.

The next time you are taking a drive along the winery filled Westside Rd in the Russian River valley, keep your eye out for Felta Road. The turn into this small side street will take you into what is one of the most quietly beautiful neighborhoods in Healdsburg. Felta Road heads west from Westside Road just a few miles outside Healdsburg. The first portion of Felta leads past an early one room school house and the current Westside School, one of the best public schools in Sonoma County. The homes here primarily occupy shady hillsides while the valley floor is given to meadows or grapes.

Farther up the road, several lucky properties border the magnificent Mill Creek as it cascades down waterfalls towards an eventual meeting with the Russian River. You’ll come to the end of the public road at a barn/mill building that was erected by the Heald brothers in the mid 1800’s.

The public Felta Rd then gives way to both an unpaved spur of Felta road and what is now called Felta Ridge Road, a paved, private road that hosts some of the the most exclusive real estate in Healdsburg. Owners here have built luxury homes with spare-no-expense quality. There is one home on the lower end of Felta Ridge Road for less than $4 million, but homes on the rest of the street (if they go on the market) are probably going to sell for substantially more. This is definitely luxury wine country living at its most exclusive.

When you head back down Felta Road you have a chance to visit De La Montanya winery, a family owned and operated winery producing award winning wines in several varietals. Their tasting room is open from 11 to 4:30 daily.

Healdsburg Machine Shop was famed for their de-stemming and crushing equipment which is in service all over the world. Their great creative phase was in the 30’s and 40’s when a slew of patents were granted to the inventors, but they continued production and servicing operations until a decade ago.
