According to my broker at Coldwell Banker, fully 50% of our monthly sales currently are distressed properties, either REO&#039;s or short sales.  On average, only 10% of short sales in Sonoma County close escrow as such.  I have been extensively touring REO&#039;s all year with clients, and in most cases, we have ended up buying non-distressed properties--just the luck of the draw--but smart and motivated sellers seem to know what they have to do to get their properties sold.   Great work, Dave!</description>
