According to my broker at Coldwell Banker, fully 50% of our monthly sales currently are distressed properties, either REO's or short sales. On average, only 10% of short sales in Sonoma County close escrow as such. I have been extensively touring REO's all year with clients, and in most cases, we have ended up buying non-distressed properties--just the luck of the draw--but smart and motivated sellers seem to know what they have to do to get their properties sold. Great work, Dave!

Dave–this is truly an excellent post, and kudos to you for all your hard work pulling together the data.
